Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent and security deposit are both due at the lease signing. Confirm the amounts with us in advance.

Move-in Date & Inspection

We'll provide all necessary information about the move-in and your initial inspection at the lease signing.

Utilities

You'll need to place all utility accounts for your rental in your name immediately following the lease signing. You are also responsible for keeping these accounts current throughout the duration of your lease.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your rental home? Please provide us with written notice of your intent to vacate the premises, in accordance with the terms of your lease.

Property Condition

Before handing in the keys, you need to bring your property back to rent-ready condition. This includes the following:

  • Rental Cleaning: Begin with decluttering and removing personal items. Dust surfaces, including baseboards, light fixtures, and ceiling fans. Wipe down countertops, cabinets, and appliances, ensuring they're free of grease and grime. Vacuum or mop floors thoroughly, paying attention to corners and edges. Scrub bathrooms, focusing on toilets, sinks, and showers. Don't forget to clean inside cabinets and drawers.

  • Landscaping & Outdoor Areas: If you typically handle outdoor landscaping tasks, such as mowing the lawn, cleaning the pool, etc., take care of these tasks once more before moving out.

  • Repairs: Perform a final once-over before moving out. If you identify any damage that's occurred during your tenancy, please take the necessary steps to make repairs. This may involve patching nail and screw holes, replacing lightbulbs, and repainting any stained walls.

Security Deposit

Your security deposit will be returned to you after we perform a final inspection. Please be aware that any outstanding fees, overdue rent, or repair expenses will be subtracted from the deposit. It's important to note that the deposit cannot serve as your final month's rent. Failure to pay rent for the final month will result in negative credit reporting to the relevant bureaus. Additionally, we reserve the right to pursue legal action to recover any outstanding rent owed.
